Rental amenities vary greatly, from an in-unit washer and dryer or advanced alarm system to biannual pest control or a private parking space. If you're lucky, you might find a rental that has all of these! More often, you'll need to prioritize what matters most to you. So, which amenities should you focus on? Here are a few that can make a significant impact and are worth having before signing your next lease.
Dishwasher: Once you get a dishwasher, it’s difficult to go back to washing dishes by hand. But you already knew that, right?
Alarm System: Having an alarm system can give you greater peace of mind, but professional installation of new systems can be costly. To save money, look for a rental that already includes an alarm system. And don’t forget to ask the landlord who is responsible for covering the cost of monthly monitoring. Some landlords provide the system but require tenants to pay the monthly fees. There are other safety features to consider: deadbolts and window locks, smoke detectors, and fire extinguishers.
Pest Control: With wasp nests on your balcony and roaches invading your kitchen, pest control can be time-consuming, unpleasant, and expensive. Some commercial pest control products can also be difficult or even dangerous to use. Save yourself the hassle and look for rentals that include regular professional pest control.
Air Conditioning—or Ceiling Fans: If you live in an area where summer temperatures become unbearable, having air conditioning is a smart choice. Many newer rentals include central AC.
Washer and Dryer: No matter how great a rental is, hauling your laundry to the laundromat and back every week quickly becomes tiring. Ideally, having an in-unit washer and dryer is the best option.
If you can’t find a rental with appliances in the unit, at least try to find one with washers and dryers in the building.
Private or Reserved Parking: Although the rental complex likely has a parking lot, it might fill up on weekends when tenants host guests. To ensure you always get a spot, choose a complex with reserved parking spaces.
An outdoor Courtyard Area: Sometimes you need some fresh air! Look for a complex with a courtyard or, better yet, a swimming pool, so you can spend time outside without leaving your rental complex and driving to the nearest park or community pool.
On-site Maintenance: A busted pipe, overflowing toilet, or leaking water heater can cause serious damage to your rental property and belongings. Having an on-site emergency maintenance team can reduce the damage and help you recover faster.
